Hyderabad?s retail sector looks bright. Big international multi-brand retailers like Ikea and Walmart are foraying into the market in the coming months. In the most recent monetary review, the Reserve Bank of India kept retail policy rates unchanged thus, pointing out that lending rates might fall in the coming quarter. Andhra Pradesh is one of the first few states to have allowed multi-brand retail ? 51% FDI by the Bill.

The publication also mentions that Hyderabad in the Oct-Dec 2012 quarter indicated ?Moderate demand and the absence of any lease renewals led to stable rentals in all the main streets as well as malls in the fourth quarter of 2012.? The Q-o-Q change in prime retail rentals for December 2012 for busy places like MG Road, SP Road/Begumpet, Raj Bhavan Road, etc. remains 0 per cent.

The rental values on premium streets are expected to increase ?due to the increased leasing activity on account of anticipated demand?. Two malls of approximately 560,000 sq ft are soon expected to be launched catering to the expectant retailers.

The under-construction projects such as Manjeera Trinity at Kukatpally with 425,000 sq ft and Sangeet Mall at SP Road with 135,000 sq ft are projected to be launched in the second quarter of 2013.

Real estate broker Saleem Mawani from Clear Title Properties shares that Hyderabad?s retail sector is expected to do well in the months to come. The real estate market will open up and cater to the needs of the new arrivals. He assured that investment in retail space would prove to be fruitful in the long run.
